Being a property manager, you are concerned about the safety of others, but how often are you concerned with your own safety? Follow these tips to keep yourself secure during all manager situations.

Meet at Your Office 

The best place to meet with a potential tenant is at your office so you are on your home turf in a safe environment. Plus, you can be surrounded by others in case you need help.

Confirm Identity

Ask for a copy of the potential tenant’s driver’s license or ID to have a copy of their identity on file in case you need it later. If they refuse, see if a coworker or friend can come along with you. At the very least, tell someone where you are going, when, and with whom.

Use the Buddy System

Download a safety app created for property managers and make sure your phone is on. This way, coworkers and friends can track your location.

Arrive Early

When meeting a potential tenant at a property, arrive early so you can take a look around the property. You’ll be able to park in the best spots, as well as make notes of any noticeable issues like previous water damage, and questions you think the client may have.

Know Your Exits

Learn about all the exits on the property as you do your pre-appointment walk around. When the client arrives, have them do a self-guided tour while you wait by the door. If they prefer you come along, have the client walk ahead of you, never behind. If a client wants to check out an attic, basement, or closet, have them check it out alone while you wait.

Be Assertive and Confident

Trust your gut. If you ever feel unsafe or threatened, tell your client that you need to make a phone call or get something from the car to exit the property safely.
